Analytics on members vs visitors

I would be interested to know how many of the visitors were members--i.e. logged in--or were outsiders interested in our site. Metrics on which pages were visited according to type might be useful as well. Not critical, but some day when you're bored....

I also need to see metrics on number of visits for our website members. Also, visitor number is of little value since it counts a user's various devices as visits from unique visitors. More detailed reports to clarify this would help.

I would like to request functionality that goes a little beyond the Google Analytics capability, specifically being able to identify specific user activity within the site.
As an example, prior to the final sale of a property, we need a log that the new users have accessed the HOA documents (Articles of incorporation, Architectural Guidelines, etc.). A log that could be exported as a record of the documents being accessed would be what we are after.
From what I can see Google Analytics identifies that a user has viewed a page, but I can see of no way to identify which user it was, or have any record that they viewed or downloaded a particular file within the page. We do not have any parts of the site (aside from the home and contact pages) accessible to non-registered user so the visitor identification issue is not an issue for us.
