We have been getting "Delayed Mail (still being retried)" warning messages returned to our board@willowsontenth.com email for six owners with comcast.net email addresses. It reports 185.97.217.40 Throttled, which appears to be an email provider owned IP address. Please resolve with email provider and help us understand which owner messages we need to resend.

Hello - I am the web administrator for the Hamilton Creek HOA. Lately as I send emails from my branded email account to residents and board members with email addresses with @comcast.net I get the following message letting me know that they recipient did not receive the email. This has happened with three different @comcast.net emails and is a problem. Can you please let me know how to address this? I can see this was a prior problem with a different HOA in 2025 the log in this system.

I just left a request thought the bug reporting system as well as this is happening to my HOA emails at Hamilton Creek HOA. Same issue - throttling and recipients do not receive the email for those with Comcast.net e-mails.

Wilgus Support: Our email account provider is continuing to monitor their service’s interactions with Comcast and make changes as necessary to ensure reliable delivery of messages.

Our email account provider let us know they’ve identified and blocked a small number of accounts that were misusing their service. They believe these accounts were causing Comcast to throttle messages and are monitoring the results.

Wes Cossick This worked briefly but is now getting throttled again. A quarter of our owners use Comcast for their email, I need to be able to reach them reliably. What is your email provider doing to curb abuse so they stop getting blocked by Comcast? Why is our domain being verified and blessed not enough for Comcast to allow it through?

Nicolas Ward: Our email account provider has many protection measures in place to protect their platform from abuse. That said, no online platform is 100% impervious to abuse. Email service providers like Comcast also have many measures in place to protect their users. These measures look at more than just the domain a message is sent from; they also consider other factors, such as the platform from which it was sent.

Wes Cossick I work in this field and am aware of the problem. I also know there are architectural methods for quickly mitigating abuse before it starts to negatively affect IP reputation or cause throttling issues, as well as designs that prevent small trusted traffic like my domain's from being impacted by a spammer on the same network.
What is HOA Express' email provider going to do to prevent my legitimate email from being impacted, even if they can never fully prevent spam? Are they working with Comcast to resolve this in a permanent way? And if they can't resolve the issue will HOA Express move to a more reliable service?

Nicolas Ward: Our email account provider is working with Comcast to resolve the issue, though companies like Comcast can often be slow, opaque, and unresponsive. We selected our email account provider for many reasons, one of which is their reliability. Email is an older technology that’s unfortunately rife with spam and abuse, so it’s prone to these kinds of issues—even with large providers like Google and Yahoo. No email account provider can be 100% reliable, but the one we’ve partnered with has demonstrated excellent reliability and rapid resolutions over many years.

Comcast does not play well with HOA Express. An ongoing problem with emails being dropped, etc.

I eventually got Undelivered Mail Returned to Sender emails, this time with IP 185.97.217.41 Throttled.
